FHA
I have personally purchased property, using FHA insured financing and I've assisted dozens of others. FHA is safe, government insured financing with very low down payments of 3% of the purchase price. FHA's maximum loan limits were just increased dramatically, reawakening thousand's of new Buyers to achieve the dream of home ownership. What is FHA and how does it work? Why might you consider FHA as a viable financing option in today's real estate market? Now, you are ready to call me.

AVOIDING PROBLEMS
Not one of my customers fell victim to the current sub-prime fiasco .... weren't those loans obviously destined for disaster? Unfortunately, not obvious to the vulnerable.
A complaint that I hear from financially struggling homeowner's is they did not comprehend the terms of their loans. As your representative, it is my preference to review the loan and other documents before signing. With your permission, I'll be right there with you. Do people really get into trouble by paying attention to what they are doing? Not in my experience.
I am trained to prepare you, offer guidance, discuss options, point out potential pitfalls, negotiate in your best interests, explain things, and to remain calm and poised in all communications.

PROPERTY MANAGEMENT
As a sideline to my real estate sales, I offer an 18 year successful track record of managing single family residences and local Commercial properties.
If you need a vacancy filled, I assume all the work involved. Starting with professional signage, I pay for all advertizing including strategic internet exposure, personally show the subject to each prospect, take all the annoying phone calls, supply current credit reports, unlawful detainer report, verify as much information on the application as practical, prepare all paperwork, accept initial funds on your behalf and resolve any minor issues before I hand over the keys. From my efforts, you will have the choice of who you feel is the right tenant for your property. I charge a fair fee and I've completed my job.
If I have filled your vacancy, you may also hire me to manage the property. I charge a flat monthly fee to collect rents, deposit rents, accept every inconvenient phone call, supply trustworthy tradesmen for any neccessary repairs, resolve problems, periodically drive by the property, sometimes talk to neighbors on your behalf and always treat your tenants with respect. In my experience, a happy tenant pays on time and respects your property.
