Comparative to a Seller choosing his own representative, you can contract your own representative, too. By my signing a Buyer's Broker Agreement with you, my primary loyalty is to you. With-out it, current California Law dictates that a real estate agent must always place the Seller's objectives first.

As a sideline to my real estate sales, I offer an 18 year successful track record of managing single family residences and local Commercial properties.
If you need a vacancy filled, I assume all the work involved. Starting with professional signage, I pay for all advertizing including strategic internet exposure, personally show the subject to each prospect, take all the annoying phone calls, supply current credit reports, unlawful detainer report, verify as much information on the application as practical, prepare all paperwork, accept initial funds on your behalf and resolve any minor issues before I hand over the keys. From my efforts, you will have the choice of who you feel is the right tenant for your property. My fee is reasonable, guaranteed results.
You can also hire me to manage your property. I charge a modest monthly fee to collect rents, deposit rents, accept every inconvenient phone call, supply trustworthy tradesmen for any neccessary repairs, resolve problems, periodically drive by the property, sometimes talk to neighbors on your behalf and always treat your tenants with respect. In my experience, a happy tenant pays on time and respects your property.
