    To begin with, FHA is not any type of giveaway program, it is simply a mortgage that is insured by our Federal government. I have personally purchased a home, using FHA and I've assisted dozens of others. FHA is safe, conservative, insured financing with very low down payments of as little as 3% of the purchase price. FHA's maximum loan limits have increased, creating thousand's of new Buyers to achieve the dream of home ownership and many/most don't even know it! Did you know that you can purchase up to four residential units this way? What is FHA and how does it work? Why might you consider FHA as a viable financing option over a conventional loan in today's real estate market? Now, you are ready to call me.

    What a priviledge I have had in my life, to help American Veterans to obtain his/her own home. VA is still in a bit of a time warp as far as offering realistic loan limits in our urban neighborhoods - and the pricing slide has opened up new possibilties here, too. Lieutenant?     PROPERTY MANAGEMENT

    As a sideline to my real estate sales, I offer an 18 year successful track record of managing single family residences and local Commercial properties.


    If you need a vacancy filled, I assume all the work involved. Starting with professional signage, I pay for all advertizing including strategic internet exposure, personally show the subject to each prospect, take all the annoying phone calls, supply current credit reports, unlawful detainer report, verify as much information on the application as practical, prepare all paperwork, accept initial funds on your behalf and resolve any minor issues before I hand over the keys. From my efforts, you will have the choice of who you feel is the right tenant for your property. My fee is reasonable, guaranteed results.

    You can also hire me to manage your property. I charge a modest monthly fee to collect rents, deposit rents, accept every inconvenient phone call, supply trustworthy tradesmen for any neccessary repairs, resolve problems, periodically drive by the property, sometimes talk to neighbors on your behalf and always treat your tenants with respect. In my experience, a happy tenant pays on time and respects your property.

Four recessions, the relentless foreclosures of the 90's, and a few bull markets later - I have been fortunate to maintain consecutive, award winning production for the past 28 years. My special secret? I work. I just really need to work. I am self supporting and a contributing member of society - I have obligations to pay - just like you.
