UPDATED ELIGIBILITY FOR VA FINANCING


Were you aware that VA and FHA guidelines are very relaxed today? Why do you hear so many negative stories? Because each lending institution creates additional qualification layers that you must meet and they are not all the same. Do you know who to call? It's my job to know.


FHA FINANCING - FHA financing can be obtained through most lending institutions today. FHA is simply government insured, is easier to qualify for, and allows for only a 3 1/2% down payment. FHA was created by FDR's administration in the 1930's as a method of offering very favorable terms to American's desiring their own home and it's still very effective today! The new homeowner pays MMI (mortgage insurance) to add security to what would otherwise be considered a risky loan by Lenders. Buyer's pay 1% of the FHA loan amount as part of their closing costs and will finance another 1.75% over the loan as a monthly premium - a small price to pay.

FHA has recently announced, several dramatic changes that will impact how lenders may implement this type of financing, including new appraisal restrictions. How can you best protect yourself in this rapidly changing financial climate? It's my job to know.

Do you, as a consumer, need professional assistance when purchasing or selling real estate? That's your decision. Even Google has a button called feeling lucky. As a Realtor with over 30 years of local sales under my belt, I don't know everything. I've learned to investigate the things that I don't know, confirm the things that I do know and to consult with those with special knowledge and more experience. The days of "business as usual" are gone. We are on a whole new playing field. I must adapt to the ways things really are and constantly work on shedding the "old" ideas.

What makes me good at my job? I have to work! That's right; I am an American dream; self supporting, paying my bills, sometimes I eat organic food and often good for a laugh. The real estate business can be pretty funny. Have you ever seen a faux leopard wall-to-wall carpet?

Anyone with a television is aware that there are a lot of scammers out here, victimizing vulnerable homeowners with promises of relief. Some are quite sophisticated and some even have credentials. Very recently, six California state licensed attorneys were named as pocketing fees for loan modifications, while doing nothing further to assist the distressed homeowner. Investigate, ask, verify, utilize your government agencies - only you can protect yourself. As a long term RE licensee with an unblemished track record; I am happy to answer any questions that you have regarding your specific circumstances.
